Overview

Knipefold Barn is a Lake District Luxury Holiday Cottage and is one of the Lakes best kept secrets, situated nr Hawkshead and in the small hamlet of Knipefold, close to Outgate. Offering miles of views towards the Hawkshead fells and surrounding countryside.

Converted in 2007 Knipefold Barn has been lovingly and sympathetically made into beautiful, hugely spacious accommodation for five. No stone unturned, everything has been thought out down to the last detail. Entry to the barn is through unusual oak doors into a large hall with slate floor and underfloor heating; a large utility room with washer, dryer, wine cooler and plenty of storage space and hooks for coats etc. The single bedroom is on the ground floor as well, with pretty bedding and oak panelling. An oak staircase leads to the first floor with its two double bedrooms, one with super-king 6ft bed, and ensuite bathroom, the other with king size bed and ensuite shower room. Both have flat screen tv’s and night-time lighting so you can find your way in the small hours.

A separate toilet and shower room is also on the first floor (All the bathroom fittings are Villeroy and Boch). The top floor is huge and all open plan with a good sized kitchen and breakfast bar, dining area and living area, retaining lots of original features and oak beams. The polished oak floors and high ceiling with skylights give a real feeling of space, while the ‘Stressless’ leather furniture will keep you comfy while looking at the view. The original beams span this room so some of our taller guests may have to duck occasionally or risk a sore head.

As this is a classic upside down house the views are fantastic, the other great thing about this house is location, although only 5 mins from Hawkshead and about 10 from Coniston the only reason most people come down the lane is if they’re lost, the most common traffic here is tractors and horses.

Dogs Welcome Cottage: Knipefold Barn welcomes dogs and is ideally situated in perfect dog walking country.

What you can see from most windows:Views towards Hawkshead and with the lounge being on the third floor, you get the most amazing view of the Lake District

Tourist Attractions: Explore Windermere Lake and take a trip with Windermere Lake Cruises, who offer cruises from 45 minutes to 3 hours - or you can even spend all day on and around the lake with our fantastic ‘Freedom of the Lake. Visit Dove Cottage and Wordsworth Museum in Grasmere which was  William Wordsworth’s home from 1799 to 1808. Here Wordsworth wrote much of his poetry, and his sister Dorothy kept her famous journals.

Eating and Drinking: Two excellent pubs which serve food are Outgate Inn at Hawkshead which serve mouth watering dishes, with all ingredients locally sourced and meals are prepared and cooked freshly for each individual order. We serve meals in our bar area or in our dining room.  Also close by is The Drunken Duck at Barngates whichis famous for its food and beer and also the relaxed and informal atmosphere. The emphasis here is very much on excellent quality food and unobtrusive but attentive service.

Foodstore:The nearest supermarket is the Booths which is located in Windermere.But if you wish to pre order your grocery orders for delivery for the cottage why not order from Tesco online delivery.

Sporting Activities: There is fishing in several of the rivers/Lakes close. Why not try Esthwaite Water is a varied fishery with deep basins and shallow bays. It is a glacial lake set in the Silurian hills of the Lake District. The lake is stocked weekly during the season; it is perfect for pike fishing, roach fishing, coarse fishing and trout fish. Kayaking and lots of watersports on Lake Windermere or Derwentwater. Try Windermere Canoe and Kaylak Centre. There is a abundant of walks in all directions, right from the door, but if you want to try something more organised try Mountain Journeys who offer bespoke walking events are our speciality. Whether it be a single day walk or a full program of walks, we can meet your every need.

Things you should know about Knipefold Barn: The garden is accessed across the lane to the property. The lane is very quiet as it’s a road to nowhere.
